Welcome to ANABS. These Terms and Conditions govern your use of our services and property transactions. By engaging with ANABS, you agree to comply with the terms outlined below. If you do not agree, kindly refrain from using our services.
1. DEFINITIONS
- ANABS: Refers to ANABS Real Estate Development Company.
- Client/Buyer/Tenant: Refers to any individual or entity engaging in a transaction with ANABS.
- Property: Refers to residential units, parking spaces, and any associated facilities developed and managed by ANABS.
- Agreement: Any contract or commitment entered into with ANABS.
2. PROPERTY INFORMATION & AVAILABILITY
- ANABS provides accurate property descriptions, pricing, and availability at the time of publication.
- Unit allocation is on a first-come, first-served basis.
- Availability and pricing may be subject to change without prior notice.
3. PAYMENT TERMS
- All transactions must be completed through the designated payment methods outlined in the sale or lease agreement.
- A deposit is required to secure a unit, which is non-refundable unless otherwise stated in the agreement.
- Payment plans, if available, must be strictly adhered to, and failure to comply may result in penalties or termination of the agreement.
4. PROPERTY USAGE & RESTRICTIONS
- Purchased or leased units are for residential purposes only unless explicitly permitted otherwise.
- Clients must adhere to building regulations, including noise levels, safety measures, and communal space maintenance.
- Any modifications or structural changes require prior written approval from ANABS.
5. RESERVATION & CANCELLATION POLICY
- Reservations require a signed agreement and a commitment fee.
- Clients who cancel before finalizing payment may forfeit their commitment fee.
- Refund policies vary based on the type of agreement signed.
6. LIABILITY & INDEMNITY
- ANABS shall not be liable for damages arising from natural disasters, third-party actions, or improper property usage by tenants or owners.
- Clients agree to indemnify ANABS against claims arising from their misuse of the property or violation of these terms.
7. MAINTENANCE & SERVICE CHARGES
- Residents are responsible for paying service and maintenance fees as agreed.
- ANABS will provide essential maintenance for communal areas and external structures.
- Additional maintenance requests may incur separate charges.
8. DISPUTE RESOLUTION
- Any disputes shall be resolved amicably between the parties.
- If unresolved, disputes shall be referred to arbitration in Ghana in accordance with Ghanaian laws.
9. PRIVACY POLICY
- ANABS collects and processes personal information per applicable data protection laws.
- Client information will not be shared with third parties without prior consent, except where required by law.
